Frequently asked.

Are you licensed, bonded, and insured?+

Yes — licensed general contractor (CSLB #1098432), bonded, with $2M general liability and full workers' comp. We send certificates before we start, and you can verify the license on the CSLB site anytime. If a contractor won't show you these, walk away.

Do you give free estimates?+

Yes. We do a free on-site walkthrough, take real measurements, and send a written fixed-bid estimate with itemized allowances and a payment schedule. No charge, no pressure — you'll know the number before anyone swings a hammer.

How long does a remodel take?+

Bathroom: 3–5 weeks. Kitchen: 5–8 weeks. Room addition or ADU: 10–20 weeks. Flooring: 1–2 weeks. The biggest variables are how fast you make selections and the city's inspection schedule — both of which we manage with you so it doesn't drift.

Fixed-bid or time-and-materials?+

Most of our work is fixed-bid — the price is locked before we start. For genuinely open-ended work (opening a wall, unknown conditions in an old home), we'll quote time-and-materials with a not-to-exceed cap and explain exactly why. You always know your worst case.

Will my project go over budget?+

Not on us. A fixed bid is a fixed bid. The only things that move the price are a change you approve in writing, or a real hidden condition we couldn't have seen — and we document those with photos before we touch them. No mystery line items on the final invoice.

Do you handle permits and inspections?+

Yes. When a project needs permits — moving plumbing, adding circuits, structural work, or new square footage — we pull them and schedule every inspection. You don't chase the city; that's our job.

Who's actually on my jobsite?+

Our own lead carpenter and crew run the day-to-day, with a dedicated project manager as your single point of contact. Specialty trades — electrical, plumbing, HVAC — are licensed subcontractors we've worked with for years. Never random day labor.

Can I live in the house during construction?+

Usually yes for a single-room remodel — we dust-wall the work zone, protect floors and pathways, and clean up at the end of every day. Whole-home or kitchen projects get tighter; we'll be straight with you about what's livable and plan around your routine.

How do change orders work?+

Any change to the scope gets a written change order with the price and schedule impact, and we get your sign-off before we proceed. You'll never get surprised by a change you didn't approve.

What materials and finishes do you use?+

You pick the finishes — we give you an allowance per category (tile, cabinets, fixtures, flooring) so the budget is clear and you stay in control. We'll point you to durable, well-reviewed product lines, but it's your house and your call.

Do you offer financing?+

Yes. We work with third-party home-improvement lenders for qualified homeowners on larger projects, and we structure milestone payments so you're never paying ahead of completed work. Approval and terms are set by the lender, not by us.

What if something's wrong after the project is done?+

Every project comes with a written workmanship warranty on top of the manufacturer warranties on your materials. If something we installed isn't right, we come back and make it right — that's the whole point of hiring a licensed contractor over a handyman with a truck.
